Rent Collection


Marketing the properties– We will attend the property to take photographs and measurements. The property will then be pro-actively marketed through our own website and various other portal websites like Rightmove and Property Finder. We will erect a board at the property and send the details to any of our registered applicants who’s criteria fits your property.

Viewings – Cavendish Homes lettings will conduct any viewings on your property between 9am and 5:30pm Monday to Friday and 10am to 2pm Saturdays.

Application Stage – Once a prospective tenant has made an application to rent your property, they will be asked to complete an application form. From the information provided a professional (external company) will complete full credit checks, employment and Landlord references. A copy of the references will be made available for your perusal. Once the references have come back acceptable an appointment will be made for the tenant to move into the property.

Safety Certificates - Before the tenant can move in, we need to make sure that we have the necessary safety certificates. We will either need a copy of the Gas Safety Certificate and the Energy Performance Certificate or we have reliable contractors that can carry these out for you.

Paperwork – Once we are in receipt of the acceptable references and safety certificates we will draw up all of the necessary paperwork, produce a comprehensive inventory and take the Utility meter readings.

Move In – We will conduct the move in appointment. We will sign all of the paperwork, get a standing order form signed, take the initial monies from the tenant and give them the keys to the property. If a deposit is taken it will then be registered with the Tenancy Deposit Scheme and held by us, we will send the standing order form to the relevant bank and the paperwork and any monies due will be forwarded onto you.

Management - Once the tenancy has commenced you will be responsible for organizing any necessary repairs and carrying out inspections.

Rent Collection – We will collect the rent on a 4 weekly basis, deduct our fees and the remaining balance will be forwarded onto you.
